Issues and Notes - Carmel Midtown
Notes:
-
Bold + 📢= still needs attended or issue may still affect additional landings, etc.
-
While at this site, also visited job site "Icon" 2026/03/31, obtained 2 lac (directional lantern boards). Installed them at IDAP at end of day so NOCC may be submitted. When the warranty parts for IDAP arrive, they need to go to ICON. ::: Warranty arrived, they've been returned.
-
Layouts and construction permits missing.
-
📢 Keypad card readers supplied, all 3 elevators. They are not within scope, awaiting permission to install.
-
6 stop building, USE AND OCCUPANCY CLASSIFICATION R-2, no emergency power. Sprinkled throughout, fire doors separate building in half meeting the definition of horizontal egress. Code compliant.
Site:
-
Motion lights are being used top of hoistway, motion sensors must be pulled. They are switched, but with an energy savings mode (will dim after a few seconds unless one is actively dancing in front of the sensor).
-
CMU joints are not mortared behind facia.
-
Hoistway overhead has wood exposure around the entire circumference.
-
📢ICS top landing lighting: ~4.7fc with switches on, ~0.2fc with switches off. Needs to be 19fc/10fc at thresholds respectively. Elevator 3 has 0 (zero) fc with the ICS light switch off.
-
📢In regards to lighting, not a single floor on any of the 3 elevators passes. RFI submitted by GC.
-
Awaiting phone programming.
-
📢Awaiting permission to install card readers.
-
Note: Site has a Security switch in main egress fixtures. Switch is momentary and supplied with a single LCEFOB G12 (LOL). This is an incorrect configuration for this building (first 2 levels are garage and are to never be locked). For proper lockout functionality if it were needed; the first 2 fixtures would need 2-position switches and 2 LCEFOB G12 boards, one per locked floor. 2-position switches allow security to lock out the floors (turn key to position 2, pull key and leave), momentary switches would require the switch to be wired in the normally closed position and every resident would need a Kone 5 key (turn key, press hall call, release key).
-
Security switch has been wired into LCEOPT G11 Pin 8 OSS but will likely never be used at this site, pointless feature.
-
📢Elevator 3 needs grout betwixt sills and lobby floors.
-
📢Fire extinguisher required @ top lobby.
-
-
Bottom terminal had the E-Power box installed, building does not have backup power, needs to be filled.
-
-
Tirak still on site. Has been returned.
-
-
-

Elevator 1:
-
1st and 2nd floor doors still needed installed.

-

-
Facia protrudes to far into the hoistway at it's bottom (clutch scrapes).
-
🟥6-80 set to 221 instead of 251
-
Running fine then simply went dead: errors 36 & 130:5000:104:0. 201 main contactor top mount auxiliary contact block (KM276658) 83/84 no continuity when engaged. Removed block & force cycled rapidly, continuity regained, unsure for how long though.
